Beat the rush and get it pre-booked now, near April. There will be 1000s and 1000s of homes that will need testing and very quickly. 
This will simply overrun electrical companies and prices could well inflate.

1st July 2020: A satisfactory EICR report must be available in order to let a property.

1st April 2021: A satisfactory EICR report must be made available to all existing tenancies.

In accordance with The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must ensure further investigations or repairs are completed by a qualified person within 28 days of the inspection, or time frame set out in the report if this is shorter. The landlord must receive written confirmation that these have been carried out and that the electrical safety standards are met. Where urgent remedial works are required and the landlord has not undertaken these, the local authority can arrange for the works to be undertaken and bill the landlord.

Breaches of the regulations can result in the local housing authority imposing a financial penalty of up to £30,000.00

Electrical Periodic Inspection (EICR, Landlord safety certificate) Explained.

All electrical installations deteriorate with age and use. They should therefore be inspected and tested at regular intervals to check whether they are in a satisfactory condition for continued use. Such electrical safety checks are commonly referred to as 'periodic inspection and testing, EICR - Electrical Installation Condition Report, Landlord electrical safety test / report'.  
 
Once completed you will be issued with an Electrical Condition Report (EICR). A periodic inspection will: • Reveal if any of your electrical circuits or equipment are overloaded. • Find any potential electric shock risks and fire hazards. • Identify any defective electrical work. • Highlight any lack of earthing or bonding. Tests are also carried out on wiring and fixed electrical equipment to check that they are safe. A schedule of circuits is also provided, which is invaluable for a property. 
 
How often is a periodic inspection required? Your electrics should be inspected and tested every: • 10 years for an owner-occupied home. • 5 years for a rented home or change of tenant. • 3 years for a caravan • 1 year for a swimming pool. Other times when a periodic inspection should be carried out are: • When a property is being prepared for letting. • Before selling a property or buying a previously occupied property.
